I will be excited to try, but as I read about it, and think about the past, I am a little dumbfounded that investors think they can pull something off in this space, when so many others have failed there.

I don’t think bicyclette closed due to the location. They were always busy, they also closed a few other restaurants at the same time seems to me they were just over extended
As far as I remember Picca closed as a result of mismanagement. Maybe someone will correct me if I’m wrong
I know nothing about this place, but sometimes the business that first opens a restaurant goes bankrupt because of debts from the build-out, which are not a problem for the next tenant.
Those places didn’t exactly fail, but I’m also not gonna disclose why they closed.
